Leading communications law firm Lerman Senter PLLC and tenant representation professional David M. Gilson have formed a new real estate advisory service. The new venture, LS Real Estate Advisory Services (“LSREAS”), offers cost-effective real estate oversight of client lease transactions, with a focus on the specialized needs of media companies.
“The timing of our new service could not be better,” said Steven A. Lerman, Managing Member of Lerman Senter. “Commercial landlords in today’s soft market face major challenges attracting and retaining tenants. Consequently, broadcasters and other media companies have a significant opportunity to reduce their leasehold costs dramatically through expertly leveraged negotiations. LSREAS is perfectly positioned to provide this valuable service.”
“I’m excited to join forces with Lerman Senter,” said David Gilson, a 25-year veteran of the commercial real estate industry who has worked with national brokerage firms and is an attorney by background “LSREAS effectively functions as an outsourced corporate real estate department. Our ability to understand the unique requirements of media industry tenants coupled with our knowledge of the commercial office markets is what enables us to be so effective in this capacity.”
The LSREAS concept generates client savings through a systematic program that identifies alternative leasing opportunities and utilizes the leverage of those alternatives to negotiate either substantially better renewal and extension terms or the most favorable relocation terms. The end result under either scenario is a significant reduction in overall occupancy costs for tenant clients.
Washington, D.C.-based Lerman Senter has served the legal and regulatory needs of many of the country’s leading communications companies for more than 25 years. David Gilson is Senior Vice President of the corporate real estate advisory firm of CresaPartners, where he designs real estate solutions for a wide range of tenant clients.
